Looking for Motivated Sellers and Funding for your deals?

If you watch the news at all these days you're fully aware of the real estate market. Everyone is in a panic and no one can sell there house unless they sell it for pennies on the dollar. Is there hope for us and will it ever get better? Like all markets there ups and downs, good times and bad times. What is the one fundamental of investing that we all know about but few practice. Come on you know it, buy low and sell high. Well the way that I see it the real estate market is low right now, so we should be buying as much as possible. There are so many incredible deals out there right now its unbelievable. We have people calling us every day that are desperate to sell there houses any way possible. These people are highly motivated and some are willing to just give us there house. Sound to good to be true? Its one of those things that's hard to under stand unless you've been in that situation. For a lot of people a home can become a huge burden that they can't get rid of. As investors we can take this opportunity to help out a lot of good people out of bad situations. I'm not saying we can help them all, but a few we can. 

One more problem that investors are facing right now is funding. Finding money to buy these deals is a challenge these days. Or is it? The fact is there is more money out there than ever before. That's right, millions of dollars just sitting on the sidelines looking for somewhere to go. This is a fact you will not here on the evening news, but its true. Just think what has happened in the stock market the last few years. Just like real estate its, way down. People are loosing money every day in there 401k and have no idea they can do something to stop the hemorrhaging. Did you know you can invest tax free, that's right I said tax free with your 401k. This is a huge opportunity for people to start making back the money they've lost over the last few years. Ever here of a self directed IRA? Its the only IRA you can buy real estate with. You can also loan money out of it, or buy notes. And all the profit you put back into your IRA is tax free. How great is that? So lets say you have set up your self directed IRA but you know nothing about real estate or how to get started. I suggest you start by partnering up with someone that is already in the business. Someone that has a lot of deals under there belt and knows what they are doing. There is always going to be opportunity for those of us that are looking for it. 

There are a ton of buyers out there as well. That's right a ton of them. People are looking for owner financing or a rent to own. You just have to give them what they are asking for. We are buying and selling most of our homes with owner financing. Its a great strategy and I wish I would have started doing it years ago. We try to sell our homes to people that have a home owners mentality. Someone that really wants to own there own home but, might have fallen on hard times in the past but are back on there feet now. There are still a lot of good people out there that need a good place to live.
